Municipality of Breda
Where is the building file of your house in Breda?
Which archive holds the file depends on the year the permit was granted. Below is where to be for each period, with the date on which I checked it.
This covers Breda, Prinsenbeek, Ulvenhout, Bavel, Teteringen, Princenhage and Ginneken as well.
Period by period
The counters in Breda
Breda is one of the few municipalities where almost the entire archive can be consulted without anyone in between. In 2025 some 850,000 files were put in a public portal.
Up to 2013
Stadsarchief Breda
Up to 2013 the Stadsarchief Breda holds the files, and they can be viewed directly online in its public portal, free of charge. Buildings with a security risk, such as police stations and the town hall, are screened off.
As I noted it in Dutch, with the links and the exact terms you will need on their website:
direct online in te zien via het publieksportaal https://archief.stadsarchiefbreda.nl/vergunningen. Kosteloos. Panden met een veiligheidsrisico, zoals politiebureaus en het stadhuis, zijn afgeschermd.
I can look this file up and download it for you.
From 2014 and permits still in progress
gemeente Breda
From 2014, and for permits still in progress, the municipality of Breda handles it through a digital form. It helps to have the case number at hand, in the form Z followed by the year and six digits; otherwise the street and house number.
As I noted it in Dutch, with the links and the exact terms you will need on their website:
met een digitaal formulier op https://www.breda.nl/bouwdossier-inzien. Handig om bij de hand te hebben: het zaaknummer in de vorm Z plus jaartal plus zes cijfers, anders straat en huisnummer.
For this period I have not yet checked whether the archive also supplies me.
Worth knowing
As I noted it in Dutch, with the links and the exact terms you will need on their website:
I checked these details on 6 September 2026. Counters and period boundaries change; if something no longer holds, please tell me.
In Dutch
The same page in Dutch, where you can also look up your own address: bouwtekeningen opvragen in Breda.
Rather not do this yourself
I put together the file for your address
For € 145 including VAT I collect the building file and everything else known about your address that can matter structurally: the cone penetration tests nearby, the soil profile, the foundation picture of the neighbourhood, the plot details and the aerial photographs year by year. With it you get a reader's guide in English that says what is there and what is missing. For € 295 I also map the load-bearing structure of the house: the walls that carry load on each floor, the roof, the foundation and what keeps it stable. Only after what the public records say, without the archive? Then there is the address report for € 95.
Have me do the structural calculation afterwards and this amount comes off it. If the archive holds nothing, you get your money back.
